wHat happened with our last portfolio..

As you all know, we have been offering you all the chance to get involved in US property portfolios.


These are portfolios of properties that are owned by one or two owners who are looking to sell. The reason these portfolios are so awesome is because when an owner wants to sell a large portfolio (like 20-30+ houses), there are very few buyers who have the available cash to purchase something of this size. It not only allows us to negotiate hard on price but also on building repairs, as they don’t want to lose the sale over a few thousand dollars here and there.


So, I thought I’d give everyone a wrap up on how they have gone. At the same time, I’ll show you some of these houses and how insanely awesome the yields are, plus, what value for money you get when you invest in the US.


We have closed (settled) now on a few of these portfolios. As a business, we also had to adapt our procedures to make sure we did everything in our client’s best interest. Co-ordinating 5 building inspectors plus ensuring access was provided by 30+ tenants, to complete 30+ building inspections in 5 days, was nothing short of challenging. Once we received these reports back, it then meant reading 30+ reports, negotiating with the seller and then going through the report with 30+ buyers. Talk about time consuming!


But I am happy to say, we absolutely nailed it… and we know this because many of the investors who bought into the first portfolio have gone on to buy more in the portfolios we have offered since. There have been many who have gone on to buy 3, 4 and 5 more houses.


I mean why wouldn’t you, when we are averaging 20% yields on these houses, and with an average house costing under US$80k – it really is a no brainer. With Sydney and Melbourne house prices sky rocketing the last few years, it makes sense to put your home equity to good use.


Or, put 5 of these into your self managed superannuation fund (SMSF) and you’re making over $1,000 per week passive income. Please note: this is not advice – you need to seek the correct advice to make sure this type of investing within your SMSF is suitable for you.


Yeah, that’s how good they are… I am well over 20 houses there myself now and heading towards the 30 mark as soon as I can.


Tomorrow I am back on a plane to the US and this time, I’ve bought some Apre Snow Boots to take with me. On my last trip, I got caught out in the snow and had freezing cold, wet feet all day. Rookie move I know, but on my trips in the past 6 years, they haven’t had the snow like this year.
