wHat election…?
Can someone please explain why is it that in the lead up to every election we have, the country shuts shop?
I mean, retail spending dies, wholesale buying is virtually non-existent and the real estate industry has tumbleweed rolling down the streets.
Not that I am complaining, in fact I love it, like Xmas and Easter, because I go out and grab a larger than normal bunch of bargains. The sad part for industry in general is that they do it tough until the election passes buy.
But for some reason the general public have a notion that after the election, all will be restored and life can continue. Please explain? (sorry for the pun, had to be done)
Really, have you ever noticed anything different the day after an election? No matter who wins, the following day life goes on… except for one thing – Todd has been and gone with a bag of goodies.
So on one hand we have no one spending and then on the other we have business owners nervous, as their business is not making the same income it was earlier. Therefore we have a window of opportunity between now and September to get out there and throw some ultra low offers at properties in the attempt to try and secure a bargain.
And with low interest rates, all the moons are aligned. Now all you need is a good location? Hmmm where to go to get one of them???
So my theory is: the general public will sit tight to see if we have a change of government, then immediately afterwards it is Spring, real estate buying time… and our real estate markets will be flurrying with activity.
Real estate agents will be telling vendors closer to September, not to list and wait until after the election… then put on a larger than normal marketing campaign. Watch how fat the real estate magazines and the newspapers the week proceeding the election… they will double in size. And then the only way for a vendor to stand out from the crowd is by way of a bigger advert in the magazine, costing them thousands more… well thats what the agents will sell to their vendors anyway!
So this means a ton more in buyer competition, which equates to paying more for the same thing. No matter how many times I put that formula into my spreadsheet, it simply doesn’t add up?
Meaning the time to buy is NOW… it’s getting colder, watch for price corrections and be ready to pounce…
It’s these little advantages that you can easily take advantage of, to gain an upper hand over your opposition, every other buyer!
